Windsor Ridge Approved to Rezone as Planned Unit Development

The city-owned site north of the New Hope Ice Arena, adjacent to the C.P. Railway, has been approved to rezone as a Planned Unit Development (PUD) plat for the proposed Windsor Ridge housing area.

At the March 25 New Hope City Council meeting, City Council approved the rezoning of the property, which has been owned by the city for many years, and has long been considered a highly important development opportunity.

New Hope’s Comprehensive Plan identifies the property for residential land use, and states in multiple sections the desire to develop a single-family neighborhood on the property. Additionally, the plan repeatedly states the need for additional housing options within the city, including move-up housing.

The applicant, SVK Development, LLC is now in negotiations, and has signed a purchase agreement with the city to acquire the vacant site. The applicant wishes to plat the property, and create 32 single-family lots.

The proposed development includes a variety of move-up home styles including; split-entry, two-story, and rambler. The requested rezoning of the property to a PUD will allow the applicant flexibility in lot size to increase density and meet the developer’s needs for a viable project.

The rezoning of the PUD remains subject to multiple conditions that SVK Development, LLC will be responsible for, including installation of utilities and streets, that will be required to meet the approval of the city engineer, watershed district, fire marshal, public works, and others.

Construction of the Windsor Ridge housing development is expected to begin this spring, with the first homes ready to be sold this fall.
